Property Manager

As an Affordable Housing Property Manager at Millennia Housing Management, you’ll play a pivotal role in managing all aspects of property performance, with a focus on compliance with HUD and LIHTC regulations. Your primary focus will be financial management, tenant relations, leasing and certifications, inspections, and overall facility upkeep. This position is ideal for someone with a background in affordable housing who thrives in a structured, mission-driven organization that values collaboration and results.

Key Responsibilities

• Oversee rent collection, manage delinquencies, and maintain high occupancy rates.

• Ensure compliance with HUD and LIHTC regulations, including lease processing, certifications, and inspections (REAC, MOR).

• Manage resident relations and maintain an accurate application waiting list.

• Control property expenses and operate within budgetary guidelines.

• Supervise and support on-site staff, fostering professional development and ensuring access to proper tools.

• Lead property events, respond to tenant concerns, and ensure top-tier customer service.

• Coordinate work orders, complete regular unit inspections, and uphold curb appeal standards.

• Maintain accurate documentation and employee engagement aligned with company goals and regulatory guidelines.

Qualifications
We’re looking for candidates who meet the following criteria:

• Minimum of 3 years of experience in HUD Section 8 and LIHTC property management.

• Prior experience with REAC and MOR audits strongly preferred.

• Solid understanding of federal housing regulations and affordable housing compliance.

• Strong communication, organizational, and problem-solving skills.

• Ability to manage budgets and resolve complex tenant and operational issues.

• Willingness and ability to travel; must be able to work flexible hours including some evenings and weekends.
